NOI Techpark

The story of NOI Techpark in Bolzano is a rare case in which industrial heritage and contemporary ambition are not merely reconciled, but used as reciprocal drivers. The former Alumix aluminium factory, once among Italy’s largest, had long slipped into obsolescence, leaving a formidable rationalist ensemble suspended between memory and neglect. In 2014, an international competition set out to reframe the site’s future. The winning scheme, developed by Chapman Taylor, Mauro Dell’Orco, studio CL&AA and Andrea Cattacin, proposed a calibrated transformation: preserve what matters, and build precisely where a new identity must be made legible.

At the core of the proposal is a clear architectural strategy: treat the existing fabric as civic infrastructure, and introduce a contemporary addition that can carry the programme, visibility, and flexibility a research campus demands. Two listed rationalist buildings were carefully refurbished, their monumental volumes retooled to accommodate lecture theatres, laboratories and research facilities. Rather than competing with the historic envelope, the interventions concentrate on adaptation, upgrading performance, enabling new layouts, and translating industrial scale into spaces suited to teaching and collaboration.

The project’s most explicit new gesture is the Black Monolith, conceived as an architectural hinge between the restored buildings and the evolving campus beyond. Clad in aluminium foam, it reads as both tribute and provocation: a material echo of the site’s origins, re-cast as a signal of experimentation. Its modular logic was developed to support phased growth, allowing the Techpark to expand without forfeiting coherence. Nearby, the restored water tower operates as a fixed point, an unmistakable landmark that anchors the dialogue between continuity and change.

Environmental performance was embedded from the outset, not as an overlay but as a planning principle. The development achieved LEED v4 Neighborhood Development Gold certification, aligning urban regeneration with measurable standards for mobility, energy, and resource stewardship. Internally, spaces were configured for thermal efficiency and long-term adaptability, recognising the pace at which research requirements, and the organisations that occupy them, inevitably shift.

Today, NOI Techpark is fully occupied, hosting universities, research institutes and technology companies, while also opening the former factory grounds to the city through public amenities and shared spaces. Its success lies not only in the quality of the architecture, but in the clarity of its urban proposition: an abandoned industrial compound re-scripted as a contemporary district of work, learning and public life. For Bolzano and South Tyrol, it offers a persuasive model of regeneration, one in which conservation is active, new construction is purposeful, and the future is made credible through the discipline of design.
